Morpeth Road is a transformative development of 12 beautifully crafted, 100% affordable homes in Hackney’s Victoria Park Conservation Area. Once a site of derelict garages plagued by antisocial behaviour, it has been reimagined into thoughtfully designed homes that offer a secure, high-quality living environment for local keyworkers.

Delivered in partnership with Hackney Council, the development includes a mix of one, two, and three-bedroom homes, including a one-bed wheelchair-accessible bungalow. Designed with sustainability and longevity in mind, each home features high levels of insulation, rooftop solar PV panels, open-plan living, step-free access, and private courtyards to enhance residents’ quality of life. The scheme is an exemplar of how disused land can be revitalised to meet critical housing needs while enhancing neighbourhood character and promoting sustainability. Despite complex constraints — including the site’s narrow footprint, conservation area status, and close proximity to existing homes — the development overcame challenges through design ingenuity. Angled rooflines and carefully positioned windows preserve privacy and maximise natural light, creating a sensitive relationship with the surrounding context. Zinc roofs, photovoltaic panels, high-performance insulation, and sustainable drainage systems all work together to minimise environmental impact while supporting long-term sustainability goals. All 1 and 2-bed homes are delivered as Hackney Living Rent, with the three-beds at Social Rent. The homes are now occupied by NHS staff and other local keyworkers.
