Macfarlane Place is the first residential scheme completed in Phase 2 of the Television Centre regeneration in White City, West London. Mitsui Fudosan UK is the Developer and Client, working with Development Manager Stanhope PLC and Forward Funder Peabody Trust. The scheme was delivered in October 2024 and replaces the former BBC multi-storey car park on Wood Lane with 142 affordable homes across two red-brick buildings designed by Maccreanor Lavington.

The tenure mix—71 London Affordable Rent, 34 London Living Rent and 37 Shared Ownership units—sits above 860 sqm of flexible commercial space and new public realm that forms a welcoming gateway to the wider campus. Architecturally, the scheme knits Victorian railway arches to modern studios, echoing the Grade II-listed Dimco buildings through precast detailing and robust materials. Residents enjoy a landscaped podium garden, rooftop terrace, balconies and step-free access, with wheelchair-adaptable homes on upper floors. Sustainability was central: the all-electric blocks use roof-mounted air-source heat pumps, more than 500 external solar-control shutters—the UK’s largest residential installation—and high-GGBS concrete, achieving whole-life carbon of 799 kg CO₂e/m², in line with RIBA 2025 targets. Construction led by Kier created strong social value, upskilling 60 people, generating 30 jobs and directing £29.5 million to local SMEs. By delivering affordable, energy-efficient homes, new workplaces and retail adjacent to three Underground lines, Macfarlane Place strengthens White City’s emerging innovation district and sets a benchmark for the remaining 347 homes planned in Phase 2, due by 2027, and aligns with the broader regeneration vision for West London.
