Net-zero homes that are both aesthetic and affordable

Iverhurst Close is an exceptional transformation of a brownfield site in Bexleyheath, southeast London. A family-focused housing development, it prioritises sustainability and affordability without compromising on design or quality. This is Hexagon’s first zero-carbon scheme, and the team are excited about the example it sets for future developments. Enhanced design to improve site use and offer The site was acquired with planning permission for eleven 3-bed homes. Hexagon cleverly revised the layouts to create ten 4-bed houses and one 3-bed house. Which makes better use of the site, without overcrowding it, and offers flexible living space for larger families and working from home. Sustainability goals achieved The key sustainability goals for these homes were to: • Achieve net zero carbon emissions. • Minimise environmental impact. • Promote social wellbeing. • Ensure long-term economic viability. They were also awarded A-rated EPCs, reflecting their exceptional energy efficiency. Here’s how these sustainability goals were achieved – without any net-zero offsetting payments. • Fabric-first approach to maximise energy-efficiency and achieve zero carbon emissions. • Photovoltaic solar panels to generate renewable electricity. • Air source heat pumps powered by photovoltaic panels to provide a zero-carbon heat source. • Mechanical ventilation with heat recovery to reduce energy consumption and improve indoor air quality. • High-quality insulation to increase energy efficiency and minimise bills. • Electric vehicle charging points to enable residents to embrace eco-friendly vehicle options. • Wildlife-friendly landscaping to support local, protected biodiversity by creating natural habitats.
