Located on the historic site of the Huntley & Palmers Biscuit Factory, alongside the River Kennet in Reading, Huntley Wharf has transformed two large retail sheds into a vibrant mixed-use residential quarter. This regeneration of a 2.8-hectare brownfield site delivers 765 new tenure-blind homes and introduces a much-needed south-facing riverside public space to the town, while paying homage to the site's rich Victorian heritage.The design places ecology and landscape at its heart, integrating biodiverse green infrastructure throughout streetscapes, podium gardens, public squares, and the riverside. Specific attention has been paid to preserving and enhancing habitats for protected species, including otters and bats. The scheme also introduces new high-quality pedestrian and cycle connections, encouraging active, sustainable travel and reconnecting the wider area with the river. Huntley Wharf sits adjacent to key heritage assets including the Grade II-listed HM Prison Reading and the Scheduled Ancient Monument of Reading Abbey. The development has been carefully designed to respond contextually to its historic surroundings, drawing inspiration from the industrial character of the original factory buildings. Densification has been achieved not through excessive height but through thoughtful design that enhances safety and community vitality. With a diverse mix of apartments, loft-style flats, townhouses and duplexes, and amenities including a nursery, food store, co-working space, and gym, Huntley Wharf establishes itself as a new, inclusive destination — a place where people, nature, and history come together to shape a sustainable urban future.
