Mixed-use Development of the Year

Greenwich Peninsula

Greenwich Peninsula is transforming a former industrial peninsula into one of Londons most boldly modern urban landscapes. Led by Knight Dragon, it is a long-term regeneration bringing together multiple neighbourhoods with a substantial mix of new homes, including affordable housing, set within extensive green space. Community infrastructure is planned alongside housing, with new schools, healthcare and a transport hub embedded to support a growing population and ensure day-to-day needs are met locally.

As a mixed-use destination, Greenwich Peninsula combines homes with workplaces, retail and leisure to create a lively, walkable environment. Residents benefit from a broad amenity offer, including gyms, a cinema and a wellness centre by Tom Dixon, while the urban grid, parkland and riverside routes prioritise pedestrians and cyclists. Strong connectivity integrates the site with the capital, and the public realm strategy knits together streets, squares and waterfront to encourage active use throughout the day and evening.

Culture is central to place identity. The Design District provides a permanent home for creative businesses, while NOW Gallery and Firepit Art Gallery offer free exhibitions and workshops that draw residents and visitors alike. An extensive public art trail, including work by Damien Hirst, is freely accessible. Regular events and partnerships, supported by Knight Dragons community fund and wide-ranging engagement opportunities, foster inclusive participation and support local charities and businesses.

Judges praised the ambition and delivery to date, citing exemplary brownfield regeneration, confident early urban moves and a generous, high-quality public realm. They highlighted the projects well-considered response to its river setting, strong transport provision and the way culture and the creative economy are embedded and publicly accessible. The breadth of uses, innovation in delivery and focus on people-friendly streets were commended, as was the projects clear civic identity and momentum as a growing destination. One judge remarked: Greenwich Peninsula is a visionary masterplan that is already making a significant cultural and residential impact in London.”
