Eeko is a standout collection of new homes in Camden Council’s ambitious regeneration of the Agar Grove Estate, and a flagship of Camden’s £2bn Community Investment Programme (CIP). As one of the UK’s largest Passivhaus-certified residential developments, it exemplifies design excellence, sustainability and social impact. Delivering 85 high-performance, mixed-tenure homes, including one- and two-bedroom apartments and duplexes, Eeko replaces outdated 1960s housing with future-ready homes built for energy efficiency, community and climate resilience.Rooted in a “fabric first” design approach, the development integrates high-performance insulation, triple-glazed windows, underfloor heating, and roof-mounted air source heat pumps. The result is low-energy, low-emission homes that exceed the Mayor of London’s London Plan, significantly reducing energy bills and environmental impact. ‘Living roofs’ and biodiverse landscaping enhance ecology and rainwater management, while generous windows, high ceilings, and flexible layouts offer modern, light-filled living spaces. Occupying a 2.75-hectare wedge-shaped site between Agar Grove and a railway line, the regeneration transforms the urban landscape. Key planning priorities such as improving access, reducing undercroft areas, and enhancing safety have led to a more connected, car-free site with new communal gardens, play areas, and secure cycle storage. Extensive tree planting and landscape buffers mitigate urban noise and create privacy. Community engagement across the regeneration of the Agar Grove estate has been fundamental. Six public consultations shaped the design, achieving 70 percent resident support and ensuring existing residents were rehoused on-site.
