This 85-home mixed-tenure development replaces outdated, energy-inefficient buildings with cutting-edge, low-energy homes designed for contemporary living. Built to rigorous Passivhaus standards, homes of every tenure feature high-performance insulation, triple-glazed windows, mechanical ventilation with heat recovery (MVHR), and communal air source heat pumps (ASHP), drastically reducing carbon emissions and resident energy costs. Solar panels and green roofs further support Camden’s carbon reduction goals while helping combat urban heat island effects. The development’s car-free policy, secure cycle storage and doubling of the estate’s tree cover demonstrate its commitment to sustainable transport and biodiversity. Every home includes private outdoor space, and the development offers communal gardens, play areas and green buffers that enhance wellbeing and urban resilience. The project was shaped by extensive community engagement, with 70 percent resident support and rehousing of existing tenants on-site to preserve social ties.
