Dolphin Square, one of London’s most iconic residential estates, is undergoing a transformative restoration, blending historic preservation with modern, sustainable living. Originally built in the 1930s, the estate consists of 1,234 apartments across 13 blocks, set within a 7.5-acre site, including 3.5 acres of Grade II-listed gardens.

The challenge was clear: modernise a large-scale heritage estate, originally constructed without contemporary energy-efficient technologies, while preserving its architectural character. The project, now in its multi-phase regeneration, creatively addresses these challenges through a phased, live-occupancy restoration, maintaining community stability throughout. The innovative design solution involved retaining 90% of the estate’s original brick fabric, including its signature façades, while introducing modern energy systems and sustainable technologies. Over 2,000 bespoke heritage-style double-glazed windows were replaced in phase 1, alongside over 50 air source heat pumps, 100 solar panels, and mechanical ventilation with heat recovery (MVHR) systems. These interventions aim to reduce energy demand by 80% and operational carbon emissions by 95%. The restoration prioritised resident wellbeing and community connection with the introduction of modern amenities, including wellness studios, fitness suites, and upgraded communal gardens. The integration of these features with the estate’s historic architecture demonstrates how thoughtful design can harmonise heritage and innovation. Dolphin Square is a standout example of large-scale residential restoration, successfully preserving the past while preparing the estate for sustainable, future-ready living.
