Chelsea Riverview transforms a disused commercial site into a vibrant, sustainable and high-value residential community with strong connections to local parkland and the River Thames. EPR’s design delivers 110 high-quality apartments, including 37 affordable homes for social rent and shared ownership, above 1,095m² of flexible office space tailored to the local SME market.The ten-storey development responds sensitively to the existing and emerging context of the Sands End Conservation Area; stepping down to respect the scale of neighbouring buildings such as Arcadian House, while offering generous terraces with magnificent views across the Thames towards central London. The building’s linear massing is enhanced by a primary horizontal layering of light-coloured reconstituted stone and a secondary layering of vertically ribbed bronze panels, adding depth to the elevations. As Detail Design and Delivery Architect, AFK Studios secured additional massing and optimised apartment layouts through a Section 73 planning application, unlocking further value through strategic design refinements. A wide range of sustainability measures were introduced, including a transition to an all-electric servicing strategy, additional rooftop solar panels, low-flow water fittings, rainwater attenuation tanks and extensive soft landscaping to enhance biodiversity. The scheme also prioritises social and economic value, delivering public realm enhancements along three of its façades, a grand riverside entrance and a single-level basement offering premium residents’ facilities such as a gym, screening room and car and cycle parking - positioning Chelsea Riverview as a market leader in London’s property market.
