Willow Walk has replaced the underused and dilapidated workshop buildings with a high quality residential-led mixed-use scheme with a new workspace hub for the area, which was crucially needed. This is a model for co-location living, delivering one stand-alone and two connected buildings, ranging in height from 10 to 14 storeys each of them with office space at ground and first floor, and residential units above, delivering up to 40,000 of flexible commercial floorspace.

These 168 homes are 100% affordable (93 intermediate London Shared Ownership units and 75 London Affordable Rent units) with associated amenity space, including roof terrace and balconies, together with 10 disabled persons car parking spaces at basement level, and 384 cycle parking spaces, and providing landscaping and areas of public realm, and other associated works including highway improvements and provision of a new sub-station. The housing provided is of a high quality, and of an appropriate density and mix for the location. Overall, the scheme makes a significant contribution to affordable housing delivery targets for the borough. 40% of the site is provided as landscaped public realm for the enjoyment of the community which includes seating areas, public artwork and children’s playspace.
