Whalley Manor is a landmark 187-home development in the Ribble Valley, delivered through a successful partnership between L&Q and Lovell Homes. Located in the heart of Whalley village, the scheme combines high-quality placemaking with long-term community investment, providing a mix of private sale, Shared Ownership and Affordable Rent homes, with 30% affordable housing across the development.Designed by PRP Architects, the scheme responds sensitively to its rural Lancashire setting, drawing inspiration from Whalley’s historic architecture through stone façades, slate-grey roofs and heritage detailing. Sixteen distinct house types, including accessible homes and bungalows, ensure the development meets the needs of first-time buyers, families, downsizers and older residents alike. Innovation in both design and delivery has been central to the partnership. A Green Infrastructure Strategy shaped the masterplan, incorporating more than 10 acres of open space, over 250 new trees, biodiversity corridors, wildflower meadows and a landscaped central park. Every home includes EV charging provision, while Phase 2 homes also incorporate PV panels to support sustainable living. The partnership successfully navigated complex planning, environmental and topographical challenges, as well as the transition following Trafford Housing Trust’s merger with L&Q in 2023. Through transparent communication and close collaboration with Ribble Valley Borough Council, Lancashire County Council and local stakeholders, the project continued to thrive. Whalley Manor has delivered significant social value, fostering long term relationships. Additional investment in local schools and consistent support for independent businesses creates a development that genuinely enhances the wider community.
