Westminster faces the dual challenge of an ageing population and an acute shortage of accessible housing, while land for new development is scarce. Turing House demonstrates how overlooked urban land can be transformed into a high-quality later living community where people remain independent, connected and active in the heart of the city.

Delivered for Westminster City Council, the scheme replaces an underused car park with 20 sheltered 100% social-rent homes, all designed to Part M4 (3) wheelchair-accessible standards. Guided by HAPPI principles and compliant with the London Plan and Lifetime Homes standards, the development provides generous, light-filled homes, and shared spaces that support independence, wellbeing and everyday social interaction - enabling residents to age in place with confidence. Private balconies, a communal roof terrace with a winter garden and integrated support facilities foster wellbeing and a lasting sense of belonging. Working within one of London’s most constrained urban settings, the project balances new and existing residents by retaining 12 parking spaces, including two accessible bays, improving pedestrian connections, enhancing biodiversity and creating a safer, more welcoming public realm through landscape interventions and passive surveillance. Photovoltaic panels, wildlife planting, bat & bird boxes and improved landscaping strengthen ecological value while creating healthier environments. Drawing on Westminster’s established residential character, Turing House creates a comforting environment that feels like home. The project demonstrates that later living need not be separated from everyday urban life, enabling people to age with dignity, independence and a sense of belonging within the communities they know.
