The Green in Hartlepool has transformed an area of housing market failure into a thriving neighbourhood of family homes set around a new urban park. Created through remodelling and refurbishment of over 175 empty properties, The Green has set a new quality benchmark for lower income households reliant on renting. 


The Green was one of five sites around Hartlepool town centre. Four of the sites had been redeveloped for volume house-builder new-build homes, but Hartlepool Borough Council wanted to do something ‘special’ with the last remaining site and supported the vision to regenerate the existing properties.


The masterplan for The Green is focussed around a new urban park, replacing a cluster of 34 empty properties and delivering a professionally managed landscaped amenity for residents and the wider community.


Where once there were ‘2 up 2 down’ terraces, there is now a mix of 1, 2 & 3-bedroom homes. To ensure the development would appeal to a diverse, family-focussed community, the traditional Victorian alleys and yards have been remodelled into a mix of secure gardens and terraces. Streets have been remodelled to cover increased levels of on-street parking and a new one-way system introduced to calm traffic.


At its heart, The Green has a new urban park (managed by Place First as part of its long-term commitment to the neighbourhood) overlooked by the majority of new homes, providing a safe, attractive space for children to play and neighbours to socialise.


The Green is running at an average occupancy rate of over 90%.
