The Eades is a landmark Build to Rent (BTR) development at the heart of the regeneration of Walthamstow Mall. Rising 34 and 27 storeys above a constrained 2,700 m² urban site adjacent to the 17&Central shopping centre, it makes a significant contribution to Walthamstow’s profile as a modern hub for residents to live, work, relax and socialise.Identified early in the acquisition process as a BTR scheme, the site’s constraints and prominent position on a busy main road presented logistical and construction challenges, particularly in minimising disruption to the surrounding community. These were successfully addressed through offsite volumetric construction, with 1,375 units delivered and installed using Tide Construction’s Vision Volumetric system. The scheme delivers 495 high-quality rental homes alongside over 2,000 m² of resident amenity and commercial space, within an impressive 30-month programme for real-estate developer Long Harbour. An elevated resident experience, with a focus on well-being and community, was central to the brief. This is realised through a curated programme of shared amenities, excellent public transport connections, 834 cycle storage spaces. Resident lounges, café, gym, co-working and dining spaces are complemented by landscaped podium gardens and a 34th-floor terrace with panoramic city views. These, alongside 99 (20%) Discount Market Rent homes for key workers, create a diverse and inclusive living environment, supporting connection and a strong sense of community. As one of the UK’s tallest volumetric residential schemes, The Eades is another example for high-quality, sustainable housing delivered innovatively at pace without compromise to design quality.
