Springstead Village in Cambridge is leading the way in the creation of innovative and sustainable communities for the future.

This is a flagship site where Bellway’s industry-leading research into low-carbon technologies is being rolled out at scale. Up to 1,200 all-electric homes, all heated by air source heat pumps, are being delivered on the 138-acre site in Cherry Hinton which was formerly part of Cambridge Airport. The project – a joint venture between Bellway and Latimer – has been carefully planned to meet local need. 40 per cent of the new homes will provide affordable housing for local people, designed as an integral and indivisible part of the new neighbourhood, while 95 per cent of all homes will be accessible and adaptable to meet residents’ needs now and in the future. But Springstead Village is much more than new housing – this is a vibrant new community incorporating a local centre, two proposed schools, community facilities and 27 acres of public open space, including a network of ponds and swales interwoven within the green landscaping to provide sustainable drainage. Biodiversity is also prioritised within the design through the creation of wildlife habitats alongside spaces for play and recreation. Climate resilience, sustainability and social inclusion are the foundations on which the new homes are being built. Importantly, this is a new neighbourhood which has been influenced by the ideas and wishes of the existing community living nearby, with extensive public consultation shaping the plans every step of the way.
