Sheepcote Road
Threefold
: Harrow, London
Sheepcote Road, designed by Threefold Architects for Pocket Living, is a 100% affordable housing scheme delivering 149 one-bedroom homes for first-time buyers and renters on lower incomes. Located on a constrained brownfield site in Harrow, the development revitalises a former retail & garage plot into a vibrant new community. The scheme features a dual-tenure mix: affordable sale and intermediate rental units offered at 20% below market value. All homes are designed for single occupancy, with 16 fully wheelchair adaptable units (M4(3)) and all others meeting M4(2) standards. Two interlocking buildings respond sensitively to the urban context, stepping from nine to five storeys, with architectural detailing inspired by Harrow’s interwar character. A new pedestrian route reconnects Sheepcote Road to its neighbourhood, enhancing walkability and local cohesion. Residents benefit from generous interiors, high ceilings, and full-height windows, with shared amenities including a co-working lobby, rooftop gardens, and landscaped terraces that promote wellbeing, community and biodiversity. The scheme is EPC B-rated, incorporating rooftop PVs, low-carbon concrete, and circular material choices to reduce both embodied and operational carbon. This commitment to sustainability supports long-term affordability through reduced bills and maintenance. Sheepcote Road demonstrates how affordable housing can be design-led, sustainable, and socially inclusive, offering a replicable model for equitable urban living.
