Rochester Riverside is a £419m joint venture between Countryside Partnerships and Hyde housing association, in partnership with Medway Council, in Rochester, Kent, that is transforming a 74-acre brownfield site into a new mixed-tenure community, providing around 1,400 new homes across a variety of tenures and high-quality amenities.

Designed by architects BPTW, Phases 1 and 2 of the development completed in September 2021, delivering 331 new homes along with a hotel, a food store and a coffee shop. Phase 3 is currently under construction and will deliver 171 new homes, a large waterfront park and new public areas around the famous dockside Blue Boar Crane, with the first residents having completed on phase 3 in Summer 2022. Most recently, the JV partners have had their planning application approved for Phase 7 of Rochester Riverside, paving the way for the creation of a further 154 homes. At Rochester Riverside, Countryside Partnerships and Hyde are delivering a new mixed-tenure community of up to 1,400 new homes with a primary school, nursery, as well as a hotel, commercial units, open green spaces, and landscaping over 12 years, delivering much needed mixed-tenure homes for the local community.
