DOLPHIN LIVING

Dolphin Living is an independent charity that provides high quality, truly affordable housing for working Londoners close to their places of work. With almost 800 homes available to rent in nine inner London boroughs, Dolphin Living’s purpose is to help solve the housing crisis.


The charity partnered with Westbourne Park Baptist Church in Westminster to deliver both affordable housing on the site and fund the renovation of its outdated premises. This hybrid combination is an inventive arrangement, ensuring affordable housing is brought to the area while helping to secure the future for a small but thriving multicultural church community.


Of the 33 homes available on site, 22 are available on the Westminster Home Ownership Accelerator (WHOA) and 11 are available for intermediate rent at 80% of market price. The WHOA was established to help working Londoners on lower incomes become homeowners. At the end of the programme, tenant savings are expected to have grown to between £44,000 and £77,000, enough to pay the deposit for their first home.


Furthermore, all two and three bed properties at Porchester Road qualify for Dolphin Living’s personalised rent initiative which calculates the rent of the property based on the household’s net income (after tax) and the most recent Joseph Rowntree Minimum Income Standard applicable to their household composition. With each resident paying only as much as they can afford, Dolphin Living is pioneering a new and innovative means of solving the housing crisis.
