Delivered through a long-standing collaboration between Peabody, Vistry, Places for London — Transport for London’s commercial property company — and the London Borough of Redbridge, the scheme has transformed a constrained former builder’s yard adjacent to Barkingside Underground Station into a high-quality, sustainable neighbourhood. The development provides 98 homes for 100% social rent across three buildings, directly supporting households on the London Borough of Redbridge’s waiting list. The homes include a mix of one, two and three-bedroom properties, with 10 designed for wheelchair users, ensuring the scheme responds to a wide range of local housing needs. Barkingside Yard goes beyond housing delivery. The scheme has created communal gardens, allotments, landscaped spaces and a large on-site play area, supporting well-being, biodiversity and social connection. Wider improvements to the area adjacent to Barkingside Underground Station — including upgraded pedestrian crossings, solar lighting, improved cycle infrastructure and enhanced public realm — have created safer and more accessible connections for residents, station customers and the wider community.
