Meadow View is a striking extension and refurbishment project in a picturesque Leicestershire village, designed by award-winning Winchester-based architects, AR Design Studio.

The clients envisioned a contemporary home but couldn’t commit to a complete rebuild. AR's clever approach was to retain and rework the existing structure, transforming an unremarkable house into what appears to be a sleek, modern new build—without the associated cost. Positioned to maximise views of the rolling southern hills, the home takes full advantage of its scenic location. Redesigning the massing was key: two original volumes were simplified into geometric forms, and a third was added with a first-floor extension. The removal of pitched roofs created a clean, contemporary profile, while extensive glazing floods the interiors with light and connects the home to the surrounding landscape. Internally, walls were removed to create an expansive open-plan kitchen, dining, and living space, anchored by a double-height atrium that captures the ever-changing light and views. Material choices were both cost-effective and visually impactful. Existing brickwork was retained and paired with natural larch cladding for the extension, providing warmth and a modern contrast. Polished concrete floors and timber finishes throughout enhance the home’s tactile quality. A timber deck wraps around the south side, stepping down to the garden and providing a sunny spot for gatherings. Meadow View is a thoughtful blend of old and new, where smart design and sensitive material choices have delivered a contemporary, cohesive home that sits gracefully within its rural setting.
