Marylebone Square is the first new residential city block built in the heart of Marylebone Village for more than fifty years. Bounded by Aybrook, Moxon, Cramer and St Vincent Streets, and set back from Marylebone High Street on the former Moxon Street car park, it was the last site in London W1 to be developed into a full city block. The development (completed 2024) comprises 79 apartments, 45,000 sq ft of ground-floor retail, a community hall gifted to Westminster City Council, and London's largest EV charging garage, adding around 100 parking spaces.

Won against 123 bidders from across Europe on the strength of long-term vision - to be by locals for locals - Concord London's scheme, by E8 Architecture, delivers genuine innovation: the building has no internal corridors. Every apartment is reached via open breezeways arranged around a five-storey planted courtyard beneath a glazed roof open to the air, giving every home natural light and ventilation. It is the only design of its kind in London.

The building serves two markets: spacious homes from £3.25 million to The Rossetti penthouse at £23.5 million. All with rare 999-year leases at the heart of the Howard de Walden Estate. Alongside 25 affordable homes for key workers with their own dedicated entrance. The central challenge - placing a contemporary full block within a conservation village - was overcome through colour, materials and shifting scale around the perimeter, creating richly detailed façades that sit as a happy neighbour to Marylebone Village's streetscape.
