Kew Bridge Rise is situated on the former Citroen car dealership site at Capital Interchange Way in Brentford, adjacent to the M4 corridor and South Circular Road. Delivered by award-winning housebuilder The Hill Group in joint venture with leading housing association L&Q, it comprises a mixed-use development delivering 441 new homes – 50 percent designated affordable - alongside flexible retail and commercial units, a nursery, and resident amenities including a gym.Homes include a mix of apartments and five townhouses, designed to meet a diverse range of housing needs. The development adopts a ‘tenure-blind’ approach, ensuring no visible distinction between affordable and market sale homes, with flexible layouts allowing future adjustment of tenure distribution based on viability and delivery priorities. Innovation is evident in both design and delivery, including adaptable building configurations, strong emphasis on dual-aspect dwellings, and the complete avoidance of north-facing single-aspect units to maximise daylight and views. The development consists of three main buildings articulated as five distinct character blocks to foster identity and community. A new public plaza occupies one-third of the site, enhancing connectivity, wayfinding, and community engagement, while supporting match day movement to nearby Brentford FC stadium. Alongside the podium gardens and play area, the amount and quality of open spaces have been maximised. Challenges such as proximity to major roads and associated noise and air pollution, were addressed through careful planning, landscape design, and building orientation.
