Gayton House sits at the western gateway to Yateley, a village with strong community spirit in Hampshire. The site comprised an ageing garage adjoining an empty and crumbling non-designated heritage asset. Rather than demolish the locally listed Gayton House, Lilyford have retained this period property, restructuring the internal spaces whilst respecting its architectural heritage, and carefully uniting it with the new build elements to provide 22 one and two bedroom apartments for over 60s. The site represents regeneration on a local scale, transforming a vacant, contaminated brownfield site into high quality homes that meet the needs of older people in the community.

The redevelopment included the removal of underground fuel tanks and the remediation of contaminated ground, and the installation of ground source heat pumps providing a 66% carbon reduction on site. Apartments are designed to support independent living and reduce stress, from raised appliances and tiled non slip bathrooms to easy to use thermostats and discreetly installed careline buttons.
