East Wick and Sweetwater (EW+S) is a Joint Venture between Places for People and Balfour Beatty Investments, on Queen Elizabeth Olympic Park in East London. Over its lifetime, EW+S will bring new schools, nurseries and community spaces to the area, as well as creating a strong residential community with over 1,850 new, mixed-tenure homes. The ambition is to create an eclectic and thriving neighbourhood with people at its heart. The development is situated on a brownfield site that previously had industrial use. Now, it is evolving into a vibrant residential district that seamlessly connects Queen Elizabeth Olympic Park with Hackney Wick & Fish Island, reinforcing its significance in the legacy of the London 2012 Olympic Games. The first phase of development is complete, providing 302 new homes, and a range of commercial tenants including a nursery, fitness studios and a dentist. Clarnico Club, a multi purpose marketing and social hub with a café and flexible event space, serves as the beating heart of the new neighbourhood. Phase two launched at the end of 2024, introducing 210 new homes (including 45 affordable homes), and new communal gardens. Four future phases will provide 1,347 new homes, including 449 in affordable tenures. These phases will also see 802 sq m of new employment and retail space created alongside more than 1,200 cycle spaces and four acres of new multifunctional open space. EW+S will be developed over the next ten years and the total development cost for all phases is in excess of £600m.
