Dolphin Square Restoration Programme: Phase 1

Phase One of the Dolphin Square Restoration Programme has repositioned one of London’s landmark residential estates as a modern mixed-use community, balancing heritage renewal with measurable improvements to homes, amenities and shared spaces.

Completed in April 2025, Phase One restored 363 apartments across three blocks and upgraded the areas that support the estate’s wider civic and social role. The completed phase brings together rental homes, leisure, wellness, workspace, food and beverage, public realm and landscape within a historic 7.5-acre Pimlico estate. The project builds on Dolphin Square’s original purpose as a self-contained urban neighbourhood, but with a clearer layout, improved circulation and more welcoming entrances. A new pavilion entrance, rationalised movement routes and upgraded shared spaces enhance accessibility and legibility, while 3.5 acres of Grade II-listed gardens have been restored to strengthen usability and visual coherence. Apartments have been reconfigured to improve daylight, spatial efficiency and comfort, while new and renewed shared amenities – including a fitness centre, wellness studios, Café & Bar, terrace, Juice Bar and co-working areas – support modern patterns of living and working on-site. Sustainability is embedded throughout, with fabric retention, low-carbon systems, MVHR, roof insulation, heritage-style glazing and rooftop solar integrated into the completed works. Across the wider programme, Dolphin Square is aiming for a 95% reduction in operational carbon emissions and an 80% cut in energy demand by completion. Phase One demonstrates that mixed-use retrofit can protect heritage while delivering better homes, stronger amenities, improved public realm and a more active community.
