Dolphin Square Restoration

Dolphin Square

: London

Dolphin Square is one of London’s most distinctive architectural landmarks. This residential development in Pimlico has 1,200+ apartments across 13 blocks, undergoing a phased, once in a generation restoration to restore its historic character while modernising it for future generations. The project will deliver newly restored apartments, sustainable upgrades, and onsite community and wellness offerings.

The development maintains a diverse tenure mix, offering flexible private rental apartments that cater to a broad demographic. The estate’s design preserves its neo-Georgian architectural character while introducing modern, open-plan layouts that enhance comfort and functionality. Apartments vary in size, with studio, one-bedroom, two-bedroom, and three-bedroom units, offering adaptable floor plans designed to meet diverse resident needs. The development also includes state-of-the-art communal amenities to enhance quality of life. These include upgraded wellness spaces, a fitness suite, swimming pool, squash and tennis courts, and 3.5 acres of landscaped Grade II listed gardens all open to the public, providing both residents and the local community with green space. The restoration focuses on improving energy efficiency, and by completion will deliver the replacement of over 6,000 heritage-style double-glazed windows, 400 solar panels, and 150 air source heat pumps installed to reduce carbon emissions and improve environmental performance. Dolphin Square’s restoration is not just a residential project; it is an ambitious restoration that reintroduces vitality to a historic estate, making a positive contribution to both the immediate neighbourhood and the wider urban context.
