Dolphin Square is a landmark regeneration project in Pimlico, breathing new life into one of the city’s most historic residential estates. Originally constructed in the 1930s, the estate comprises over 1,234 apartments across 13 blocks, set within a 7.5-acre site, including 3.5 acres of Grade II-listed gardens.The regeneration of Dolphin Square goes beyond the restoration of existing buildings. The project serves as a catalyst for renewal and growth, transforming a historically significant estate into a modern, sustainable community. The first phase, completed in April 2025, involved the comprehensive refurbishment of 363 apartments, alongside the restoration of communal spaces and the revitalisation of the estate’s iconic gardens. The project’s phased delivery approach allowed residents to remain on-site throughout, preserving community stability and ensuring that local businesses and services remained operational. The estate’s restoration fosters a sense of pride and belonging, with upgraded communal spaces, wellness facilities, and green spaces that enhance quality of life for residents. Sustainability is a core focus, with interventions that by completion aim to reduce energy demand by 80% and operational carbon emissions by 95%. The project also prioritises circular economy principles, donating furniture and fittings to over 500 local households, and incorporating sustainable technologies, including air source heat pumps, solar panels, and energy-efficient systems. Dolphin Square is a beacon of urban regeneration, demonstrating how thoughtful design and sustainable interventions can drive renewal, create long-term value, and revitalise both the estate and the surrounding community.
