Located in the heart of West Byfleet, Botanical Place has redefined retirement living through a design-led, community-focused approach that challenges traditional perceptions of later living developments in the UK. Positioned adjacent to West Byfleet train station with direct connectivity into London, the landmark mixed-use scheme has been carefully designed to reinvigorate the area and create a vibrant hub where wellbeing, independence and social connection sit at the core of everyday living.

Formerly a 1960s-era concrete office building and underused car park that had fallen into disrepair, Botanical Place presented an opportunity to completely reimagine the site through a design and delivery approach rooted in sustainability, placemaking and long-term community value. Drawing inspiration from the surrounding landscape and the evolving and wider needs for later living residents, the vision was to create a forward-thinking development that would set a new benchmark for both retirement living and town centre regeneration. Blending 197 high-quality later living apartments with wellness facilities, landscaped public realm, cafes, restaurants and flexible communal spaces, Botanical Place has created an intergenerational community. The wider development responds directly to the changing demographic expectations, recognising that today’s later living residents increasingly seek aspirational and inclusive environments that support healthy lifestyles, convenience and meaningful community engagement. As the UK’s first whole life net zero carbon development in the later living sector, Botanical Place has pioneered a more environmentally responsible model for future later living developments, embedding sustainability principles throughout the entire lifecycle of the project.
