Axion House

PRP

: London Borough of Lewisham

Located in the London Borough of Lewisham, Axion House is a mixed-use development that integrates 141 affordable homes (25 at London Affordable Rent and 116 Shared Ownership) with commercial spaces. The site combines riverside areas focused on housing with rail-side commercial areas which provide employment opportunities. By blending these uses, Axion House supports balanced growth and highlights the importance of integrated urbanism.

The project's innovative "concertina" form responds thoughtfully to the challenges of its complex back land site, creating a dynamic and harmonious relationship with the surrounding context. Its varied heights and stepped roofscape ensuring the building complements its environment while enhancing the urban skyline. Furthermore, Axion House incorporates a flood-resilient public realm, using raised boardwalks and landscape design to mitigate flood risks and provide engaging, accessible outdoor spaces. Extensive planting enhances biodiversity, creating green, sheltered areas that benefit both residents and local wildlife, reflecting a strong commitment to ecological integration. The ground floor is activated by duplex apartments and double-height commercial spaces, which foster community interaction and connect the public realm with private and commercial spaces, both of which enhance the vibrancy of the development. As a model of thoughtful urban development, Axion House maximises a challenging site while addressing pressing housing and environmental concerns. It balances innovation with sustainability and integrates nature with urbanity.
