Alma

British Land

: Aldgate East, London

Alma is British Land’s first BTR venture and operated in partnership with Native Communities.

Located in Aldgate East, where the City meets the creative energy of East London, the 26-storey tower delivers 159 beautifully designed rental homes, from studios to three-bedroom apartments, supported by personalised service and standout amenities. Alma sits alongside 3 New Drum Street, a seven-storey office building with independent restaurant at street level. Together they form part of a wider neighbourhood regeneration that includes new public space, a playground and an outdoor gym for the whole community. Community, wellbeing, and sustainability are at the heart of Alma. Every apartment opens onto a generous terrace or winter garden, and residents benefit from a tailored wellness programme from the fitness studio alongside beautifully finished shared spaces, including lounges, cinema room, roof terraces and co-working spaces. Extensive Creative partnerships with local businesses are in place with galleries and cultural venues help create a connected, vibrant place to live. All furnishings were sourced from suppliers who adhere to strict ethical and environmental standards. Materials are free from harmful chemicals and chosen for circularity. Local artists and businesses were commissioned to create bespoke artworks, ceramics and textiles, supporting local businesses and craftspeople, and ensuring the spaces feel deeply rooted in the community. A key challenge was pivoting Alma from BTS to BTR, requiring redesign to embed larger amenities while retaining 159 units. Early design choices and close collaboration, the team delivered a scheme optimised for long-term rental use and lasting community impact.
