Pine Heath


Pine Heath is a whole-house renovation of a post-war modernist townhouse in the Hampstead Conservation Area. The client asked Studio Hagen Hall to transform a tired terrace into a warm, broken-plan home for a growing family while raising energy performance. The practice reworked layouts and bespoke interiors alongside envelope upgrades and a renewable strategy, aiming to respect the original character and context and deliver a future-ready family setting.


The design sets a clear dialogue between restoration and new insertions. A restrained, house-informed palette references original timber linings and evolves through Cherry veneer, textured glass and richly coloured surfaces, including deep green moments. Bespoke joinery and a crafted kitchen anchor key spaces, while colour-drenched bathrooms and considered craft

and tactility, giving the compact home depth and individuality without excess. The approach is expressive yet grounded, using a coherent palette to reflect the creative energy associated with Notting Hill while ensuring livability.


Situated within a major regeneration, The Auria offers residents shared gardens, a co-working space, a gym and a concierge, framing the show home within a complete lifestyle proposition. More than style, the design presents sustainability and community integration as part of everyday living, positioning the apartment as a modern refuge. The project is presented as design excellence that supports the development's next phase by aligning place, product and experience.


Judges consistently praised the originality and memorability of the FF&E, noting that it feels like a genuine home rather than a showcase. They commended the confident execution, contemporary relevance without novelty, and an overall coherence. The work was also recognised for market understanding and perceived value, with presentation and narrative elevating the proposition into a lifestyle offer with durable appeal. One judge remarked: The Bohemia is a top quality example of the interior design of a show apartment, creating a recognisable character without resorting to novelty, all underpinned by a tasteful but contemporary colour and material palette.
